Condominiums from Bangkok to Phuket

Our 71 residential projects are mostly condominium towers and serviced apartments. 42 of them are Supalai developments, from Supalai Park and Supalai Lite towers in Bangkok to Supalai Mare Pattaya and Supalai Vista Phuket.

Most are in the Bangkok area, with others in Sriracha, Rayong, Pattaya, Phuket, Hat Yai and Chiang Mai. Three are on site now: Laguna Beachside and Laguna Seaside Residences in Phuket, and Niche Mono Bangpo in Bangkok.

Our EPC service includes mechanical and electrical design for condominiums, and our civil and architectural construction references include high-rise condominiums as well as hotels and factories.

What a residential tower asks of its systems

People live in these buildings around the clock, and each home has its own supply, meter and air conditioning. These are the demands that shape their engineering.

Water to every floor

A tall tower stores water, pumps it up in pressure zones and drains it down again, day and night.

  • Storage tanks, booster pumps and pressure-reducing stations
  • Cold water, and often hot water, to every unit
  • Sanitary drainage and waste water treatment before discharge
  • Swimming pools and water features for shared amenities

Cooling, unit by unit

Most condominium units have their own air conditioners, so the building carries pipework, drains and power for hundreds of separate systems.

  • Split-type or VRV systems for each unit
  • Condensate drainage and space for outdoor units
  • Ventilation for corridors, car parks and refuse rooms

Power, metering and connectivity

Every unit needs its own supply and meter, and residents expect TV, telephone and data to work on the day they move in.

  • Transformers and main switchboards for the whole tower

  • Access control and CCTV for shared areas

Fire safety where people sleep

Residents may be asleep when a fire starts, so early warning and clear escape routes are essential.

  • Standby power for fire pumps and fire lifts
