22 office projects, from Silom to Doha

Most of our office projects are in Bangkok, among them MS Siam Tower, Elephant Tower, Mahatun Plaza, Pearl Bangkok and the UOB Head Office.

Two are on site now: Boonmitr Silom and the Royal Thai Police Office and Parking Building, Muang Thong Thani. Beyond the Bangkok area the list includes the Learning Center KBank in Chachoengsao and, abroad, the Jassim Al Musallim Center in Doha, Qatar.

In 2015 the Thai Electrical and Mechanical Contractors Association (TEMCA) gave SECCO its M&E Installation Award in the commercial category for UBC III Tower and The EmQuartier.

What an office building asks of its systems

Offices are occupied for long working days by tenants who expect comfort, power and data without interruption. These are the demands that shape their engineering.

Efficient cooling, mostly at part load

An office runs below its design cooling load for most of the year, and air conditioning is typically the largest energy user in a tropical office building.

  • A central chilled-water plant with staged chillers and variable-flow pumping
  • Variable air volume, so each zone gets only the air it needs
  • Building automation for plant, air handling and lighting
  • Energy metering and plant monitoring

Power and data for every tenant

Tenants move in with their own IT and expect power and connectivity from the first day.

  • Low-voltage distribution with metering by floor or tenant
  • UPS and emergency power for critical loads

Life safety at height

In a high-rise, people take time to get out, so fire systems must detect early and keep escape routes clear of smoke.

Older towers are upgraded plant by plant and floor by floor, usually while occupied.
