From Sukhumvit towers to island resorts

SECCO's reference list includes 40 hotels and resorts. In Bangkok they include the Siam Kempinski Hotel, Hilton Sukhumvit Bangkok, the Plaza Athenee Hotel and Courtyard by Marriott Suvarnabhumi. Outside the capital the list runs from Melia Mai Khao Beach and Le Meridien Khao Lak Beach Resort in the south to Centara Grand Mirage Beach Resort Pattaya and Veranda Hills Chiang Mai.

Four are on site now: Banyan Tree Grand Residence Phuket, Banyan Tree Lagoon Pool Villa Phuket and, in Bangkok, Holiday Inn Express Asoke Sukhumvit 23 and Valaya at Giant Swing.

What a hotel asks of its systems

A hotel runs every day of the year, sells comfort and atmosphere, and has guests asleep in the building. These are the demands that shape its engineering.

Comfort in every room, day and night

Guest rooms fill at night and ballrooms and restaurants by day, and every guest expects to set the temperature of their own room.

  • A central chilled-water plant, or VRV systems in smaller hotels, sized for a year-round load
  • Quiet fan coil units with a control in every room
  • Fresh air and exhaust for rooms, kitchens and laundries
  • Heat pumps for hot water

Water, pools and treatment

Hotels use a lot of water per guest, and resorts away from city networks may have to treat their own.

  • Hot and cold water storage, pumping and distribution to every room
  • Filtration and treatment for pools and fountains
  • Water treatment where the mains supply is poor or absent
  • Waste-water treatment before discharge

Power, light and entertainment

Lighting, sound and television are part of what a guest pays for, and a power cut in a full hotel is a safety issue.

  • A medium-voltage supply, transformers and main switchboards
  • Emergency power for escape lighting, lifts and fire systems
  • Architectural and façade lighting
  • Ballroom sound and lighting, television and guest-room data

Safety for sleeping guests

People who are asleep react slowly to an alarm, so fire systems must detect early and keep escape routes usable.

  • Fire alarm and detection in every room and corridor
  • Sprinklers throughout, with fire pumps and water storage
  • Pressurised escape stairs in towers
  • Clean-agent suppression for electrical and IT rooms
