One contractor from inception to delivery

Under an EPC contract, one company is responsible for engineering, procurement and construction. SECCO offers a complete design-build package for building services and stays with the client from inception to delivery.

Our engineers use construction studies and reviews to find the approach that best fits each client's needs.

Design is backed by a full-time BIM and Revit team. Installation runs under our ISO 9001:2015 quality management system, certified by SGS under UKAS accreditation.

Design and value engineering

We design mechanical and electrical systems for projects such as condominiums, hotels, shopping centres and warehouses, and offer value engineering for budgeting.

Our preconstruction services include design assist, value engineering and planning. For the plant that runs the building, we also offer:

How we control a project, from design clarification to handover

Our work-control sequence runs in eight stages. The table below shows which of our four controls applies at each one.

  1. Detail design clarification

    We clear design queries and obstacles, and get the decisions we need from the designer, the owner or other parties, through requests for information.

  2. Project planning

    The work is planned in detail and aligned with other parties' programmes to complete tasks on the main milestones.

  3. Material approval

    Equipment and materials go through approval before they are bought.

  4. Purchasing and delivery

    Long-lead items are managed from order to delivery, and material arriving on site is planned and documented.

  5. Detail combination

    The individual systems are combined in 2D and 3D by CAD, BIM and site coordinators, submitted for approval and issued as shop drawings. See BIM and Revit.

  6. Installation

    Every installation follows a SECCO method statement. Our project managers support the site officers, and site audits and QA/QC checks come before work is handed to the consultant.

    • Installation designs checked against the law and the project's objectives, with permits to use coordinated with the relevant agencies
    • Quality assurance plan sent to the client to check
  7. Test run and commissioning

    Commissioning follows a SECCO method statement. Our commissioning team provides pre-tests, function tests, data gathering, commissioning and the synchronisation of combined systems. See testing and commissioning.

  8. Handover

    We can hand over a building operation manual written for the people who run the building, and we support the warranty period.

Four controls, stage by stage

Requests for information (RFI) settle queries and decisions with the designer, the owner or other parties. Planning controls the flow of work against the project milestones. Document control files, tracks and circulates documents, so every action has evidence and approval. The site team coordinates and approves the work at each stage. Purchasing and delivery are shown as separate rows.
